Having agreed an asking price with our client, JAMES JAYSON, our sales manager commences marketing by preparing colour sales particulars including full colour photographs. We then contact those of our registered purchasers whom we feel would be most interested in your home.

First Impressions are always the lasting ones and can be the difference between the 'Offer' and 'Another Viewing'. Most buyers will decide to buy a property within seconds of the viewing, so preparing your home is vital in making that all important lasting impression on the potential buyer(s). Any negative aspects are usually the most MEMORABLE.

Listed below are a few tips to help you:

Clean & Tidy: Keep your property clean & tidy. Most importantly, areas such as front door, front garden, kitchen, bathroom/W.C and living area as these areas more than often clinch the sale. Avoid clutter, as this tends to make the house seem smaller than it actually is.

Good Light: Keep your curtains open during the day and ensure lights are turned on during the evening. Good light helps present a property at its best.

Pets & Odours: If you have any pets, try to ensure that you remove any unwanted odours. Keep your pet out of the way during a viewing. A potential buyer(s) who is uneasy around pets will look to leave in a hurry.
Try and avoid any strong food smells too. It is usually a good idea to present a fresh smell in your home – Try a fresh Pot of Coffee!

Look at your property through the buyers eyes and remember, at the end of the day, you are trying to sell your property. The better it is presented, the quicker it will sell. If you are buying, remind yourself of the the houses you have seen and what you DID NOT like about them.

 
THE OFFER AND AGREED SALE

Vetting
Where a mortgage will be required by the buyer(s), we ask them for full details of their lending arrangements. Where we are informed that the purchase is one of Cash, we will establish if the purchase is unencumbered or from a related 'Sale'.

Negotiating the Offer
Once we have obtained the required information, we then inform you both verbally and in writing of the offer and position of the buyer(s). This allows you to then make an informed decision. We will negotiate on your behalf until an acceptable offer is agreed.

Agreed Sale
Once you have accepted an offer, the next step is to instruct a solicitor (we can recommend one). We will then write to all parties involved detailing the proposed Sale.
Your buyer(s) will then have a survey carried out and their solicitor will carry out the Legal process (Conveyance).

 An 'Agreed Sale' is 'Subject To Contract' and 'Survey', therefore your buyer(s) mortgage offer (if required) will be subject to the results of the survey. The sale is now in the hands of the solicitors, the seller’s solicitor will request the 'Title Deeds' from the lenders (if you have a mortgage) or ask the seller to provide them.

The seller(s) will also be asked to complete 'Sellers Information' and 'Fixtures & Fittings' forms which will form part of the contract. A 'Draft Contract' (a legal document setting out the Terms of the Sale) will be sent to the buyer(s) solicitor together with all other relevant documents. The buyer(s) solicitor will raise any enquiries, check the Title and Lease (if Leasehold) and carry out Local Searches.

Once draft contracts have been approved both parties will sign and subject to legal checks an exchange and completion date is agreed.

SELLING INFORMATION

Valuation
Even before you start looking for another house, get your own valued. We offer a free valuation service conducted by experienced senior staff. Simply contact us to arrange a date and time.

Putting your property on the market
You can either instruct us to go ahead straight away or ring us back at a later date. Either way, we will take external and internal photographs; measure all the rooms and prepare your sales particulars for you to check. We will start marketing your property on the internet and submit copy to the local newspaper and magazine. We will also mail your details to the hundreds of people on our mailing list and place your particulars in our extensive window display.

Valuations and Feedback
All viewings will be strictly by appointment only but accompanied viewings can be arranged. We will provide feedback wherever possible, as this helps to speed up a potential offer.

Offers
All offers are submitted to you. We will negotiate on your behalf to achieve the strongest sale at the best price. We believe that by working together with our sellers, we can achieve a smoother sale.

Sales Progress
Once agreement has been reached, a Memorandum of Sale is sent to each solicitor so that a draft contract can be sent by the seller’s solicitor to the buyers solicitor. If you are selling  a “leasehold” flat, ensure that your solicitor applies to your management company for the Management Pack as soon as possible. Once the enquiries are answered and the buyers Solicitors have received all search results, the contract can be approved.

Exchange and Completion
As soon as the mortgage offer is received and the buyer has provided his solicitor with cleared funds as a deposit, a date can be agreed for completion. The solicitor will then exchange contracts by telephone, making the sale legally binding. The completion date is often about two weeks after exchange, as is the date of the move itself.
